Tenant Find if we manage your tenancy: 

Standard Residential Letting service:

1/2 months rent plus £150.00 then 8% of rental value PCM (VAT currently not applicable)

  • Marketing Photographs, 
  • Room sizes, 
  • Accompanied Viewing, 
  • Tenant and Guarantor Screening and reference checks, 
  • Right to Rent checks, 
  • Preparation and signing of tenancy agreements, 
  • issuing prescribed information.
  • Check-in and Check-out Inventories

Tenant Find if we do not manage your tenancy: 

Standard Residential Letting service:

One month's rent. (VAT currently not applicable)

HMO Tenant Find Fees if we manage your tenancy:

£400 one off fee plus £50 per tenant then 10% of rental value PCM (VAT currently not applicable)

  • Tenant and Guarantor Screening and reference checks, 
  • Right to Rent checks,

HMO Tenant find if we are not managing your tenancy:

  • 1/2  month's rent x1 tenancy (VAT currently not applicable)
  • For multiple tenancies within an HMO £150 per tenant (VAT currently not applicable)


		    

Norman Galloway Lettings have oodles of experience in; sourcing, referencing and managing tenants. Notice here how I use the word 'tenants' and not tenancies. This is deliberate, as most letting agents will generally have lots of experience in finding tenants and managing properties. Norman Galloway Lettings however, are extremely experienced and knowledgeable when it comes to managing difficulties when things go wrong, and can therefore 'triage' prospective tenants with that in mind. This offers peace of mind to our landlords and to our tenants, as we can in most cases prevent real issues from occurring. If problems do occur during the tenancy, as is sometimes the case, we are well versed in finding a viable solution to everyone's benefit.

We work hard to delight our landlords and our tenants and will go above and beyond to achieve this.

Deposit Protection - £35

EPC (Energy Performance Certificate) - £65 (Up to 3-bed house - not extended, price on application for larger)

EICR (Electrical condition report) Up to 3 beds - £200 

EICR x 3 in one day  Up to 3 beds - £150 per report

PAT testing (up to 20 portable electrical appliances) - £35

Gas Safe (gas safety report) up to 3 beds - £78.00

Organisation Fee when organising repairs and maintenance - £25 (One-off activity ). Free if we are managing your property

Site Visits for Investor/ Landlord property evaluation - £100.00 per visit

Site Visits to project manage repairs and maintenance - £50.00 per visit

Notices - Section 21, Section 8 - If we manage your property we will provide you with a draft notice free of charge. We strongly recommend that you seek legal advice from a suitably qualified person when issuing these notices. 

Rent Increases - If we manage your property we will negotiate with your tenant and provide notices free of charge

Furniture Packs - Norman Galloway Lettings have plenty of experience in providing brand new, bespoke furniture packs to landlords and the Councils. We tailor each pack to your specific budget and requirements. All furniture is; delivered, installed and assembled as part of the price.  Let us take the headache out of providing furnished accommodation all at an affordable price.
